The most common ADA violations on existing properties involve accessible routes: lips and level changes at sidewalk joints exceeding 1/2 inch, cross-slopes greater than 2%, running slopes steeper than 5% without a proper ramp, improper ramp grades or landings, and threshold transitions too high at entrances. We assess the property, document findings, and give you a prioritized remediation plan with fixed pricing.
Trip hazard grinding is our most cost-effective ADA remediation tool. We can reduce sidewalk lips, joint offsets, and surface irregularities to compliant dimensions without full concrete replacement. This is typically 60–80% less expensive than removing and repaving, with no concrete disposal or curing time.
Where grade changes require a formal ramp, we form, pour, and finish compliant concrete ramps with the required slope (maximum 1:12), landings at top and bottom, and edge protection. We coordinate handrail installation when required. All work is designed to ADA Standards for Accessible Design and California Building Code requirements.
