Polished concrete never has to be completely redone — there's no removal, no landfill cost, and no downtime from flooring replacement. A standard maintenance program runs approximately $1/sq.ft. per year. Compare that to VCT tile which needs full replacement every 10–15 years at $3–5/sq.ft., and polished concrete recovers its install premium in under two years and saves money every year after that.
We begin with diamond grinding to level and open the surface, progressively working through finer grits to achieve the desired sheen level — from matte (cream polish) to high-gloss (mirror finish). We apply densifier to harden the surface and a stain guard to protect against oil and moisture penetration. The result is a seamless, joint-free surface that reflects light and resists staining.
Polished concrete comes in four standard sheen levels: Level 1 (flat/matte), Level 2 (satin), Level 3 (semi-gloss), and Level 4 (high-gloss mirror finish). We can also add integral color, dye, or decorative saw-cut patterns. For existing concrete with surface damage or previous coatings, we assess the slab condition and give you an honest recommendation on what's achievable.
Polished concrete installed during new construction (on fresh slab) is typically $2/sq.ft. less than in a remodel environment because the slab is clean and level. In an existing remodel, surface prep takes more time — but the long-term economics still favor polished concrete over most alternative flooring systems within 2–3 years.
